pressure drop also dripping from the overflow?

Hello I purchased a Sabre 24 almost three years ago and I haven't had any problems with it till recently.At the begining of December I started to notice the boiler was losing a little pressure over a couple of days . I didn't really find it a problem as I would adjust the pressure manually.But recently It has started to lose a lot of pressure and requires myself to top up the pressure almost every few hours and at the same time my neighbour who lives below has mentioned that the over flow which exits the boiler through the wall has started to drip profusely. Does anyone have an idea what the problem could be.

Most of the time the pressure relief valve discharges due the expansion vessel losing its charge on the air side. To confirm this check the overflow pipe isn't dripping the top the pressure up to 1bar when cold turn on the heating and see if the pressure guage goes up to 3bar. If it does then the problem is the expansion vessel it can be recharge by the means of a foot pump and is usually carried out as part of a service if you can find a reputable heating engineer. Most heating engineers ignore this as part of a service

sounds like the pressure release calve not seated correctly or letting by. try turning valve once to see if you can reseat valve. water will be realeased from outlet. if this does not resolve it replace it.
