Nissa Micra 2003 SE - Boot wont open (most of the time)?

My Wife's Micras boot wont open most of the time. When the key fob is pressed it sounds like the central locking is cycling - but the boot remains locked. If the keys are held near to the boot "lock" a audible alarm comes from the car -

Any ideas?
