hi brian i have found the trap at the back left corner, the right side of the trap has water to the top, the left side is empty. when i ran the hot water tap i could see no change.

if you remove front panel you can see condensate trap at the very back on the left run hot water and see if condensate fills trap also if water is on right hand side near front copper pipe check auto air vent (small black plastic cap ) on top of the boiler

the boiler had a leaking washer, this was replaced and now it seems to be leeking from under the fan area, on talking to ravenheat, they said the condensate pipe may be blocked,

only time it usually gets blocked is in winter when it freezes up what is the problem with the boiler ?
