Check for any small leaks first ie tiny drips on rads, trvs or lockshield valve. the problem may have nothing to do with the boiler. This check will eliminate either the radiator pipe work and rads or comfirm you have a boiler problem. If the boiler is at fault make sure a CORGI registered engineer carrys out the remaining fault finding
