What is the length and diameter of the pipe supplying these items? If you have a long run of 1/2" pipe supplying the kitchen sink, feeding the attic tank, supplying the washing machine and a garden tap (which may be some distance from the house?), the flowrate will drop if there is too long a run of too small a diameter of pipe -even if mains pressure is good.

OK, if you are sure that the incoming water is at mains pressure, then there is no need to have a separate supply to the washing machine and your hose...I suggest that either the stop cock isn't turned fully on, or there is an isolator valve somewhere in the pipework that is restricting the supply. The only other thing I can think of is if you have used one of those self cutting outdoor tap kits for your hosepipe connection, then consider a proper 'tee'd off connection. Try disconnecting your washing machine from its tap, and trying the water flow from there. It should be just the same at the hose outlet.

water comes in straight off the mains from the road?
thanks

Caroline, is the water supply to the outbuilding direct from the water main or does it come from a tank in your loft? If it comes from a tank, water pressure at the hose will always be poor.
