Hi,

A tank in our loft has been overflowing for a while and the water is running off and out through a pipe below the eaves level at the side of the house. The water is building up on the ground, and we've now got a new unwanted garden sprouting through cracks in the path!

Is there a quick fix to this, or any suggestions on what might be causing it, and how to bring the water level down in the tank?

install a boiler that removes the need for a loft header tank or check that your ball valve or water feed pipe doesnt need repaired.

try bending the arm the float is attached to so the float is lower in the tank to see the the valve closes if this works it wont need replacing!

the tank is overflowing for a reason the rubber washer inside the ballcock valve could perished.
the cotter pin could have corroded in the hole causing the ball to stick
the ball arm could have fell off
(you WILL need to look inside the tank to see whats wrong)
you will either need a replacement rubber washer or a complete shuttle assembly, a new cotter pin (copper).The water will need to be isolated to do the repair use the incoming stopcock to isolate.
