gas carries on burning after hot water is turned off at tap. only slightly but enough to heat pipes, very hot

its sounds like your gas valve is at fault and not shut correctly this happens with time the spring becomes weak or abit of dirt has got into the valve seating. would need a registered gas installer to fix this one. look on the gas safe register website to find a local engineer. one who has water heater on his appliances
