baxi 105e. water temp?

myupstairs bathroom hot water taps only producing warm water ( 60degrees ). but the downstairs taps 70 to 80 ( shown on boiler display. baxi 105e located upstairs in old airing cupboard. this problem only started few weeks ago. any ideas thanks
