water warm, not hot?

I have a three family home. Two of the apartments have pleany of hot shower water, but the first floor shower, the only single "mixer" valve style, gets warm, but not hot. Is this a core problem, or something else, and ir it is the core, how is this replaced?

It may be that your mixer valve is furred up with lime - it is a common problem on the Myra shower valves. Take the shower valve apart (it is a pain) and use some de-scaler on the spring/mixer valve. leave it to descale for specified time then reassemble it. It should work fine, but if it is a hard water problem it will happen again. The best advice if this is the case is to change the complete shower unit - because the problem will keep coming back.
