Ferroli Optimax HE31c - What is fault code F12?

Ferroli say there is no such fault code, either I'm going blind and the manual just leaps for fun from F11 to F13. Or its something they don't understand themselves. The F12 message is displayed with no hot water working, but the central heating works.
