The hot water supply works sometimes and not others, when it is running temperature of water varies. Fan seems to be working, pressure is ok. The year of the boiler in 1995 and it's max output is 22.3kw and 76000BTU's per hour. Can you offer any advice. Many thanks

sounds like your dwh(domestic hot water) valve diaphram is passing, you will have to replace it
