Flaking Paint?

My property is 20 years old and in sound condition. I have a problem with the paint flaking on one wall in the lounge, The wall in question is a interior wall and the two areas of flaking are on the wall are where the central heating pipes are buried and the radiators situated.I assume this is the cause of the flaking paint but dont know how to rectify the problem. I have used dulux matt paint which as now flaked back to the bare plaster after 6 months. Any idea's would be greatly appreciated.

Hi Evo, the flaking is caused by one of two things Dampness or that the plaster still has alkali init this alkali re-acts with paint and in time will cause it to peel off , firstly wash the plaster with a week solution of viniger and water this will kill the alkali in the plaster then coat the wall with a PVA sealer then when its dry it should be ok to paint over without any peeling hope this helps

try using unibond on the bare plaster diluted to about 5:1 before trying again with emulsion

scrap off existing flaking paint seal wall using primer undercoat or ordinary oil based undercoat and then coat wall with your matt emulsion
